GUIDANCE NOTES FOR PROSPECTIVE TENANTS



To rent a property through Rainbow Estate Agents (S.E.) Ltd you will need the following:
  • Photo ID for all adult parties – From 1st February 2016 this must be your passport. WE CAN NOT ACCEPT A COPY.
  • Proof of address dated within the last 3 months
  • One months rent in advance
  • One months rent as deposit (subject to landlord specification).


In order for us to carry out our duty of care to our Landlords you will be required to pass a Rent4Sure referencing/credit check. The level of the check will be determined by your Landlord.

The NON-REFUNDABLE cost of this is £300 including VAT (additional costs for more than 2 adults will apply) We will check your application to try and ensure that you can pass the application prior to submitting the form. However if something is found to be detrimental to you application that you did not disclose we can not be responsible for the third party decision. You should only commit to referencing if you accept the above.

To pass the referencing you must be fully employed. Earn a specified level of salary. Have no adverse credit history.

If your application fails and you still wish to take the property you may be able to submit a guarantor to guarantee payment of your rent. This is a legally binding commitment and all parties must be aware of the responsibility.

Rent and deposits must be paid in cleared funds, on or before the day of occupation.

Charges are applicable for the yearly renewal of contracts. The current cost per annum is £120.00 including VAT.

Should you fail to complete the term of the contract, furthers charges are applicable. These are clearly set out within the contract.
