GUIDANCE NOTES FOR PROSPECTIVE TENANTS

To rent a property through Rainbow Estate Agents (S.E.) Ltd you will need the following:

• Photo ID for all adult parties – From 1st February 2016 this must be your passport. WE CAN NOT ACCEPT A COPY.
• Proof of address dated within the last 3 months
• One months rent in advance
• One months rent as deposit (subject to landlord specification).

In order for us to carry out our duty of care to our Landlords you will be required to pass a Canopy referencing/credit check. The level of the check will be determined by your Landlord.

To pass the referencing you must be:

• Earn a specified level of salary 
• Have no adverse credit history
• Prove your right to rent (https://www.gov.uk/prove-right-to-rent) 

If your application fails and you still wish to take the property you may be able to submit a guarantor to guarantee payment of your rent. This is a legally binding commitment and all parties must be aware of the responsibility.

Rent and deposits must be paid in cleared funds, on or before the day of occupation.
